How We Work

For all alterations, additions, renovations and new house builds, should you be changing the structure of the building, an approved building plan is required by your local Municipality.

We take pride in our work and should you feel we have not done this, you are invited to reach our directly to our Director. Alternatively, if we have done well, we ask that you become part of our ever-growing satisfied clientele and leave your review and recommendation.

Our Process

ASSESSMENT

We would like to provide a tailormade service that not only speaks to your needs, but also meet local legislation. We also wouldn’t want you to speculate what are the technical requirements associated with the improvement. For example, Solar power and avoiding Loadshedding, you may advise on which equipment/appliances you would like to have operational during loadshedding, however, allow our trained staff to provide you with the associated cost and industry best practices, to be able to make informed decisions. We do have a nominal callout fee associated with these services, however, it eventually absorbs into your final account, should you choose to use our services for your requirement.

DESIGN

Our Architect, Electrician or Draughtsman will meet with you to discuss your idea, best practices and advise what are and are not allowed by your local Municipality. A draft plan will be created and discussed with you to either bring changes or submit as is to council. Prior to submitting to council, our draft contract would be discussed with you and your representative and is completely flexible for every project we work on. This contract would not bind you to use us as your contractor once the design process is complete. The contract will include a complete Bill of Quantities to make you aware of costs and you may add changes as necessary to suit your budget or, as in most cases, add a bit more features due to the anticipated amount being less than confirmed. Upon acceptance, we will submit your building plans to council on your behalf. All relevant permit applications will be done by us, however, we would require your approval for each permit and application. We will explain each stage of the approval process. You are held liable for all costs and our process is always completely transparent with direct contact details available.

Our Solar installation process differs slightly where in certain provinces, you will be required to register the installation with your local Municipality and we will provide the necessary guidance, however, this only takes place after installation as you will need the COC for your registration. Our Electrician will provide expert advice for your installation, however, should your existing installation not conform to SANS 10142, we would first need to “rectify” the issues before being able to install the add-on system. An assessment quotation will be provided for your approval before any work will commence.

APPROVAL

Our appointed Project Manager will draft a Project Plan with all relevant activities and milestones, to discuss with you, prior to approval of your building plans. This will allow you to see exactly when each item would take place and assist you in making any necessary arrangements prior to commencement. We will do site establishment closer to the time of municipal approval, which includes temporary housing of materials structures, ablution facilities, cordoning off, of site, Dept of Labour notifications, OHS Act preparations and confirming of materials availability for delivery. Upon approval, we will prepare to have the Building inspector visit the site and give us the go-ahead to commence construction.

Should you require your installation to be financed, do not hesitate to enquire with our Sales team about options available and provided by all major banks in South Africa. Once you have confirmed and accepted our quotation, we will immediately set the procurement process in place.

Although we pride ourselves to provide a workmanship guarantee as well as maintain the OEM warrantees, we do have cheaper plug-n-play options available that are extremely cost effective for a startup setup, although these sell quite fast, it is always worth enquiring about our budget options. NB, the budget options are not covered by any warrantees.

CONSTRUCTION / ELECTRICAL & SOLAR INSTALLATION

We work according to the Project Plan and endeavour to meet every milestone date. We also notify you when specific milestones are reached and advise if you would perhaps want changes to your initial idea, seeing it as it transforms from idea to reality…Engineered detail require our Engineer to be on site to sign off on certain aspects of the build. A weekly report is produced with photos to keep you up to date with progress and iron out any concerns.

Although our Electrical installation does not require extensive durations to conclude, we still endeavour to not inconvenience you for longer than what is required. We therefore deliver our equipment in advance. Installation, test & commission would occur the following day unless alternative arrangements have been confirmed.

COMPLETION AND HANDOVER

As the end date of the Project Plan draws near, we will require you to have a walkthrough with our Project Manager and Architect to identify any items/works we have constructed/ installed which you are not happy with. A snag list would be created and we would endeavour to resolve any snags listed with photo evidence. Once desnagging is complete, we will request another walkthrough and confirm all snags complete in your presence. We will request the building inspector to attend a meeting where we would require him/her to issue occupancy certificate. We thus issue you with final accounts, Certificates of compliance and your Occupational certificate, along with applicable warranties, including our own warrantee on workmanship.

All equipment and material remain the property of Pro Con Development until paid for in full.
